Concrete vs. clay — what’s right for your house
Both have their place. Here’s how we walk Miami homeowners through it:
Concrete tile. Heavier, less expensive, available in any color and profile. 50+ year lifespan when sealed properly. Most Miami-Dade single-family homes get concrete. Excellent value.
Clay tile. Lighter (counterintuitively), more expensive, doesn’t fade. The classic Spanish barrel look — iconic in Coral Gables, Coconut Grove, and Miami Beach historic districts. 75+ year lifespan. Premium choice.
Profiles we install: S-tile (the curved Mediterranean look), flat tile (modern slate-look), and traditional barrel tile (two-piece, hand-laid). All are HVHZ-approved.
Why most tile roofs fail early
Tile itself almost never fails — it’s rated for 50+ years and laughs at hurricanes. What fails is the underlayment underneath, because most installers use the wrong product, don’t double-layer in valleys, or skip the secondary water barrier required by code.

Yes — every Duke project includes Miami-Dade or Broward County permits, scheduling of the required city/county inspections, and final close-out documentation for your records and insurance carrier.
What warranty do you offer?
As a GAF Certified contractor we can offer manufacturer warranties up to 50 years on most tile roofing systems. Every Duke project also comes with our own 10-year workmanship warranty.

Concrete is heavier, less expensive, available in any color and profile, and lasts 50+ years when sealed properly. It is what most Miami-Dade single-family homes get, and it is excellent value. Clay is lighter, more expensive, does not fade, and lasts 75+ years. Clay gives you the classic Spanish barrel look that is iconic in Coral Gables, Coconut Grove, and the Miami Beach historic districts.
If tile lasts 50 years, why do tile roofs leak?
Because the tile is almost never what fails – the underlayment beneath it is. Most installers use the wrong product, skip double-layering in the valleys, or omit the secondary water barrier the code requires. On every Duke tile install we use a self-adhered peel-and-stick base layer so there are no nails driven through your water barrier, a full HVHZ-approved underlayment system, and double coverage in valleys, at penetrations, and at hips and ridges.
Can you match existing or historic tile?
Yes. For historic homes in Coral Gables and Coconut Grove we source matching old-stock tile when the architectural review board requires it. For partial repairs on newer roofs we match profile and color as closely as the manufacturer’s current range allows.
Is tile roofing HVHZ approved?
Yes. S-tile, flat tile, and traditional two-piece barrel tile are all HVHZ-approved, and we install all three. The approved fastening method – foam-set, mechanically attached, or mortar-set – depends on your roof slope and the product’s Notice of Acceptance.
Can you repair a tile roof, or does the whole thing need replacing?
Cracked, sliding, or missing tiles are often a straightforward repair. The question is always the underlayment underneath: if it has reached the end of its life, spot repairs just move the leak. We photograph what we find and tell you honestly which situation you are in.
