Metal Roofing

A properly installed metal roof in Miami outlasts three asphalt shingle roofs, cuts your cooling costs 20–30%, and is the most hurricane-resilient system you can put on a house. We install both standing seam and exposed-fastener panel — and we know when each is right.

Standing seam vs. exposed-fastener panel

The two main metal-roofing systems we install:

Standing seam. Premium choice. Fasteners are hidden inside the seam — no exposed screws, no rubber gaskets to degrade, no leak points. Snap-lock or mechanical seam. Smooth modern look. 50+ year warranty. This is what we install on most upscale residential and architectural commercial.

Exposed-fastener panel (R-panel, 5V-Crimp). More affordable, faster install, the look you see on most barns and agricultural buildings. Fasteners go through the panel with rubber washers — which means a 20-year reset schedule on the washers. Great for the right application.

For Miami homes, we recommend standing seam 9 times out of 10. For warehouses, AG, and budget-conscious commercial — panel can be the right call.

Why metal makes sense in Miami

  • Lifespan. 50-70 years vs. 25 for shingle, vs. 50 for tile. The longest-lasting roof you can buy.
  • Hurricane resilience. When installed with HVHZ-spec clips and pan widths, standing seam tests over 200mph wind uplift. We’ve had Duke metal roofs go through three named storms with zero damage.
  • Energy. Cool-roof colored Kynar-coated metal reflects 60-80% of solar heat. Most customers see a 20-30% drop in summer cooling bills.
  • Insurance. Most Florida carriers offer 10-30% premium discounts for hurricane-rated metal roofs.
  • Resale. Adds documented home value at appraisal.

Frequently asked questions

How long does a metal roofing project take?

Most metal roofing projects on a single-family Miami home are completed in 3–8 working days, depending on size, pitch, and deck condition. Commercial projects vary by square footage. We give you a written schedule before we start.

Do you handle the permits?

Yes — every Duke project includes Miami-Dade or Broward County permits, scheduling of the required city/county inspections, and final close-out documentation for your records and insurance carrier.

What warranty do you offer?

As a GAF Certified contractor we can offer manufacturer warranties up to 50 years on most metal roofing systems. Every Duke project also comes with our own 10-year workmanship warranty.

Do you offer financing?

Yes. We offer 0% APR for 18 months, low-monthly-payment plans, and no-money-down options. See our financing page for current programs.

How much does a metal roof cost in Miami?

Most standing-seam metal roofs in Miami run $12–$20 per square foot installed — $28,000–$48,000 for a typical 2,400 sq ft home. Exposed-fastener panel systems run $7.50–$12 per square foot ($18,000–$28,000). Every Duke quote includes tear-off, HVHZ-spec underlayment, permits, inspections, and both warranties, so the number you see is the number you pay.

How long does a metal roof last in South Florida?

A properly installed standing-seam roof lasts 50–70 years here — roughly two to three shingle roofs’ worth. Kynar-coated panels resist the UV and salt-air corrosion that shorten roof life near the coast, and the concealed-fastener design means there are no rubber washers to bake out in the Miami sun.

Will a metal roof lower my home insurance premium?

Usually, yes. Most Florida carriers offer 10–30% wind-mitigation discounts for a hurricane-rated metal roof. After final inspection we provide the documentation your wind-mitigation inspector needs, so your agent can apply every credit you qualify for.

Can you install metal over my existing shingles?

Not in our market. Miami-Dade and Broward sit in Florida’s High-Velocity Hurricane Zone, where code requires a full tear-off in nearly all cases — and that’s better roofing anyway, because it lets us inspect and re-nail the deck to current spec. Tear-off is already included in every Duke metal quote.

Is a metal roof worth it compared to shingle?

For most Miami homeowners planning to stay 10+ years, yes: two to three times the lifespan of shingle, 20–30% lower summer cooling bills with a cool-roof color, insurance discounts, and documented resale value. If you plan to sell within a few years, an architectural shingle or tile system may pencil out better — we’ll give you straight numbers for both.
