Flat Roof Systems

Almost every South Florida property has a flat or low-slope section somewhere — a porch addition, an HVAC platform, a commercial roof, a flat-roof mid-century home. The membrane you pick and how you install it determines whether it lasts 5 years or 30. We install three systems, and we know when each one is right.

The three systems we install

TPO (Thermoplastic Polyolefin). The most popular new flat roof system in Florida. White, highly reflective, heat-welded seams, 20–30 year warranties. Best for commercial, multifamily, and visible residential flat sections. Cuts cooling costs.

Modified bitumen (mod-bit). A two- or three-ply asphalt-based system, torch-applied or self-adhered. Proven durability, great for heavy-traffic roofs and roofs with pedestal-paver overlays. The right call for most flat-roof penthouses in Miami Beach and Brickell.

EPDM (rubber membrane). Single-ply synthetic rubber. Long-lasting (30+ years), excellent in extreme temperature swings. Less common in Florida than in the Northeast but the right choice for certain industrial applications.

Why most flat roofs fail

Flat roofs don’t actually fail because they’re flat — they fail because they were installed wrong. The three killers we see every week in Miami:

  • Bad slope to drains. Flat roofs need ¼” per foot minimum slope. We tapered-insulate to get it right when the deck doesn’t.
  • Failed seams. Cold-applied or improperly heat-welded seams open up in 3-5 years. We hot-air weld TPO with calibrated machines and pull-test every seam.
  • Penetration details. Pitch pockets, scuppers, parapet flashings — 90% of flat-roof leaks happen here. We over-detail everything that pokes through.

Maintenance & warranties

A Duke-installed TPO commercial roof comes with manufacturer warranties up to 30 years (NDL — non-prorated, no dollar limit on materials and labor). Modified bitumen carries 15–20 year manufacturer warranties.

All flat-roof installations include our 5-year workmanship warranty and access to our commercial maintenance program — two annual inspections, drain cleaning, minor patching, and a priority emergency response.

How long does a flat roof systems project take?

Most flat roof systems projects on a single-family Miami home are completed in 3–8 working days, depending on size, pitch, and deck condition. Commercial projects vary by square footage. We give you a written schedule before we start.

Do you handle the permits?

Yes — every Duke project includes Miami-Dade or Broward County permits, scheduling of the required city/county inspections, and final close-out documentation for your records and insurance carrier.

What warranty do you offer?

As a GAF Certified contractor we can offer manufacturer warranties up to 50 years on most flat roof systems systems. Every Duke project also comes with our own 10-year workmanship warranty.
