Residential Roofing

Every Miami home is different. Pitch, age, neighborhood, HOA restrictions, hurricane code — it all matters. We build residential roofs in Miami-Dade and Broward that are engineered for your specific house, your insurance carrier, and the next 30 years of Florida weather.

What we install

Duke Contractors installs every residential roof system used in South Florida. Most Miami homes fall into one of these four:

  • Asphalt shingle — most common, most affordable, 25–30 year life. GAF Timberline HDZ is our standard.
  • Concrete & clay tile — the iconic Miami roof. 50-year life, hurricane-rated, premium look.
  • Standing seam metal — 50+ year life, cuts cooling bills 20–30%, hurricane-proof when installed right.
  • Modified bitumen & TPO — for the flat or low-slope sections most South Florida homes have somewhere.

If your house has a combination — say, a tile main roof with a flat porch addition — we install both, integrate them properly, and warranty the whole system together. That’s the part most roofers get wrong.

Built for Miami homes

Every residential roof we install meets or exceeds Florida Building Code 7th Edition (HVHZ) — that’s the High Velocity Hurricane Zone code that applies to all of Miami-Dade and the eastern coast of Broward. It’s the strictest residential building code in the country, and for good reason.

Our crews are factory-trained on every system we install. We use the manufacturer-specified underlayment, fasteners, flashings, and accessories — not whatever the supply house had in stock. The reason GAF will give our customers a 50-year warranty is because they trust we did it their way.

Standard on every Duke residential roof:

  • Full tear-off to the deck (no overlays — they void your warranty)
  • Deck inspection and replacement of rotten plywood at $52/sheet
  • Code-required hurricane straps and re-nailing
  • Synthetic underlayment (no felt) + ice & water shield in valleys
  • New step flashing, drip edge, and ridge venting
  • Manufacturer warranty up to 50 years (transferable)
  • Our 10-year workmanship warranty

What it costs

Real numbers, no smoke. A typical 2,400 sq ft single-family home in Miami-Dade or Broward runs:

  • Architectural shingle re-roof: $14,000–$22,000
  • Concrete tile re-roof: $24,000–$38,000
  • Clay barrel tile: $32,000–$55,000
  • Standing seam metal: $28,000–$48,000

Variables that move the number: pitch, height, deck condition, code upgrades, your HOA’s spec, debris removal complexity. Every estimate we give is written, line-itemed, and held for 30 days.
