Commercial roof repair & replacement

Commercial Roofing in Miami

Duke Contractors repairs and replaces commercial roofs in Miami-Dade County and southern and central Broward County, as far north as Fort Lauderdale. A recurring leak, a damaged roof area and a planned replacement need different scopes. For an occupied property, the roofing decision also needs to account for access, people, equipment and operations beneath the work.

Repair or replacement: define the problem first

A leak does not automatically mean the whole roof needs replacement. Localized damage or a flashing failure may be repairable; a wider system failure calls for a different discussion. Ask the proposal to identify the condition being addressed and the boundary of the work. NRCA repair guidance

Bring together leak locations, earlier repair dates and available roof records. Explain whether water entry is new, recurring or associated with a recent storm. Our roof repair page covers the information useful for an initial repair request.

Understand the system terms in a commercial proposal

For a low-slope roof, compare the whole assembly rather than a material name alone. TPO is a thermoplastic single-ply membrane whose seams are joined by heat welding. TPO systems can use different attachment methods, including mechanical attachment and adhesion. The proposed membrane, insulation, supporting roof and attachment details need to be specified together. GAF single-ply overview, GAF system specifications

Built-up roofing uses multiple plies with asphalt between layers. Modified-bitumen membranes use modified asphalt sheets; they are another asphaltic roof-system family. These descriptions help you read a proposal, but the exact product, layer sequence and application method must come from the project specification. GAF asphaltic roofing explanation

If metal roofing is being considered, compare the panel and its attachment and support requirements. Our metal roofing page explains those distinctions. Confirm which assembly Duke proposes for your building and any required manufacturer applicator approval before selecting it.

Specify the complete replacement work

A replacement scope should identify the existing roof information, the proposed assembly, removal and preparation, and details at edges, flashings, drains and roof openings. Ask which conditions are established and which require further investigation. Keep unresolved conditions separate from the confirmed base scope.

Manufacturer applicator approval is specific to the relevant program or product; a general roofing license does not identify those approvals. Request the documentation required for the proposed assembly and coverage. See our roof replacement service for the broader replacement discussion. NRCA commercial contractor guidance

Put building operations into the agreed plan

Identify access restrictions before comparing schedules. Include occupied areas, customer and delivery routes, work-hour limits, roof access and the person coordinating tenant communications. Confirm any necessary restrictions or interruptions for the proposed work.

Use these items during scope review:

  • The roof areas included and excluded.
  • Access, material storage and debris removal.
  • Work hours and the site contact for questions.
  • Responsibilities for communication, inspections and closeout records.
  • How additional work is documented and approved.

Keep the agreed arrangements with the proposal so building management and the roofing team are working from the same information.

Keep repair and maintenance records together

Retain roof specifications, inspection reports, repair photographs and warranty documents in one place. Regular inspection and maintenance can help identify developing problems and inform planned roof expenditure. Confirm the requirements that apply to your roof rather than assuming every warranty or maintenance agreement has the same terms. NRCA maintenance guidance

Frequently asked questions

Can a leaking commercial roof be repaired instead of replaced?

Sometimes. The failure and the surrounding roof condition determine whether a focused repair is appropriate. Request an explanation of what the repair addresses and why replacement is being considered if it is recommended.

Is TPO the same as every flat-roof material?

No. TPO is one type of single-ply membrane. Built-up and modified-bitumen roofs use asphaltic technologies with different assembly details. Ask for the actual product and installation specification; “flat roof” alone does not describe the roof system.

Can the building stay occupied during roofing work?

That depends on the work and the operation below it. Identify occupied spaces, access routes and work-hour restrictions before agreeing to the sequence. Confirm any necessary interruptions in writing.

What information should I provide for an assessment?

Provide the property address, reason for the request, known roof type, affected areas, available plans or previous repair records, and the person who can coordinate access. Mention roof equipment and operating restrictions that need to be discussed.

How do I compare commercial roofing proposals?

Compare the same roof areas, assembly, removal and preparation, finishing details and exclusions. Review site responsibilities, the expected sequence and the process for approving additional work. A lower price for a narrower scope is not a like-for-like comparison.

What warranty applies to commercial roofing work?

Review the written coverage for the specified product and installation. Check the issuer, covered failures, exclusions, maintenance duties and claim process. Manufacturer and contractor coverage can differ. NRCA warranty guidance
